Most commercial properties today will sell, even though the rate of enquiry is less in frequency from each property marketing campaign. It all comes down to the dedication of the agent to find the right buyers and tap into the right target market.

When sellers come to an agent and want to list and sell or rent their property, the choices they have may be the same as always such as the method of sale, marketing choices, time of promotion, and local area marketing, but the effort of the agent today has to be more focused within the listing period.

That being said, open listings with a number of agents are less effective today. Most open listings will stay on the market much longer. That is because:

· Open listings do not market the property intensely

· Enquiry is not driven by one skilful agent

· Agents spend most of their time working on the exclusive listings that they have on their books

· The seller really does not have any control on what is being said and done in promoting their open listed property

· Open listings are a ‘hope and wait’ process with little momentum from any agent. Any sale or lease is a product of luck.

· The marketing of open listings is really just a random process with little thought being applied to the target audience

It is easy to show a seller why an open listing is a waste of time. Some agents will not take open listings in this market because they know that the seller is not serious and cannot be committed to the marketing and inspection process. Negotiations on open listed properties are slower and harder to complete; the vendor of the property looks at the agent as an adversary in the sale process and generally makes the negotiation more difficult.

The 3 tips that should be taken into and used in every commercial property promotion today are:

  1. Vendor paid marketing is essential. This will tell you if the vendor is serious in selling their property. As to just how much money should be committed to the sale campaign really depends on the target market, but 1% of the sale price is a good starting point for vendor paid marketing funds.
  2. Exclusive property listing with one agency is critical to create the focus on property promotion, inspections, and negotiation. That agent can really drive the enquiry and the communications back to the client. Good communications will always help the negotiation when the time comes.
  3. The size and quality of the database that the agent has will have real impact on the property promotion. As part of that, the agent must know how to drill down on the database and extract the right people to promote the property to. Not enough agents today really use the database concept correctly or completely. In many cases the database is so out of date that it could even frustrate the sale process. That being said, a good database that is up to date and accurate will help the sale process greatly.

You can fast track any property promotion with these 3 basic things in place. Ultimately the client just wants to sell the property; the right agent will know how to do that in any market and at any time.

When you work in the commercial real estate industry, you will come across the need to connect with and optimize your regular customer contacts. The most important level of contact will always be the one on one meeting. Nothing will replace the high value of personal contact; however social media now helps us to do more.

Most of us have been using a database of one type or another over the last few years with great success. The depth and quality of your database will always help you build your business; in today’s tougher property market, this is highly relative and if anything should be increased as part of your business building process. So now let’s go back to Social Media and what you can do.

A few things have changed over recent time. Today we have the impact of social media within the commercial real estate industry. So the question is just how do you use it to grow your market share?

The best way to look at this media type is that of a personal contact tool. It is convenient and can be professionally used with ease and regularity; it helps you create your community.

It is quite likely that social media in real terms never really produces a sale, lease, or a listing for you, although it will allow top of mind recognition with your customers. You need clients and customers to make this networking process work.

The real point here is that you should use the internet media in ways in which you feel comfortable. There are alternatives to use. So what is seen to be acceptable from your client base and industry perspective?

Most clients don’t like to be hit with irrelevant ongoing contact from irritating salespeople. It is however important that they get to know you and understand how to contact you at the right time. Social media fulfills this target easily.

The alternatives you have available include the following:

  • LinkedIn (high value)
  • Twitter
  • Websites (high value)
  • Facebook
  • Blogs (high value)
  • Database (high value)
  • Article Marketing (high value)
  • Newsletters
  • Emails (high value)

The best way to look at social media is on the basis that it is a contact tool to be used professionally and with relevant information.

In this property market, all commercial real estate professionals should be using some of the above tools with regularity and consistency. This does however add a new dimension to the time management problem that every real estate agent has. Every salesperson struggles with the necessary things to be done each day. That being said, the easiest way to approach social media is to select two or three of the above items and focus on them each day without fail. The ones that you can’t get to each day can be left for regular posting and activity once a week. On that basis you can achieve social media momentum in your commercial real estate networking.

If you want some more tips and ideas to help your commercial real estate agency and convert more opportunity into listings and commissions, you can get a free ebook of tips and tools at http://www.commercial-realestate-training.com

If you plan to buy a new home, you would want to consult a real estate agent who can guide you well in finding a home suiting your needs. Though hiring an agent may be a cost factor, it is a good investment. There are several ways(mentioned below) he can help you to finding a perfect home, however, you should always have a clear picture of what you want as well as basic knowledge of real estate deals, laws and conditions.

1). Getting You the Best Deals

A qualified agent can help you get the best housing deals in the area. Not only will they help you get the deal, but will also negotiate the best price for you. Because real estate agents have an extensive network, they can always be relied upon for bringing a housing deal that perfectly suits your needs.

2). Giving You Answers

Even if you have purchased a home before, there will be always be questions, processes, terms and conditions that you need to understand. Different states have varying laws as well as terms and conditions for buying a home. Therefore, when you hire real estate agents, a lot many questions will be answered.

3). Helps You Decide

With so many housing options available, each with its own pros and cons, it sometimes is a tough decision to make. You have to weigh out various factors such as cost, budget, space, feasibility, environment and many other small but crucial points. In this case, an experienced broker or dealer can easily guide you on to making a good decision. With their expertise they can figure out if a home is good enough for you and your family.

4). Help You Get Professional Services

These people have network connections with home building experts and professionals. For any interior or exterior renovations or for furniture purchase, they can guide you to the right person. They have a good knowledge of vendors and service providers who can give you a helping hand in choosing the right person for the job.

5). Dealing with Paperwork

Buying a home consists of a very tiring process of paperwork. From legal registration to taxes, disclosures et all, it becomes very difficult to handle the process without the expertise of a real estate agent. With the help of an experienced real estate guide, you don’t have to worry anymore about paperwork as they handle it all for you.

Though real estate agents are needed for buying a home, it is also important that you work with an agent who is reliable and has a good portfolio. Ask friends and family for referrals. That would help you deal with an agent who you know has a reliable background.

If dreams of building your own dream home fill your thoughts, then you have probably also thought about where to possibly build this dream home. There are some factors to consider when thinking about how to choose a location for building a home. Ultimately, the final decision will come down to a buyer’s personal wants or needs for a piece of property.

Lot or Land

One of the biggest decisions when choosing a location to build on is whether you want to buy a lot or whether you need a large piece of land. A lot is usually a smaller piece of land that is large enough to build one house on with space for a yard in the front and back of the house. On the other hand, buying land often means the purchaser is buying several acres to many acres. If you want to build you home away from other homes in solitude, you will probably have to buy a large piece of land to keep others from building directly beside your home. If you are not interested in mowing a lot of grass, then you need to consider purchasing a small lot.

Subdivision or No Subdivision

Another factor to consider when looking for a location for building a home is whether you want to build in a subdivision or not. Some subdivisions contain houses that look a lot alike, so if you are going to build a unique home, this may not be the best option for you. Subdivisions also usually have restrictions, so homebuilders will have to check into this before deciding to buy. Some typical restrictions are that a newly built house must contain so many heated square feet or the garage cannot face the front of the house. If you aren’t willing to adhere to the restrictions, consider locating your home outside of a subdivision.

Homebuilders with Children

Homebuilders who have children must also think about school districts. Even neighboring school districts can be vastly different from each other. So, parents who have school-age children will have to research school divisions carefully to decide which one is right for them. This can narrow down a homebuilder’s search for the perfect building location as the homebuilder will have to limit his search to a particular school’s district.

Research the Area

A final tip for choosing a location for building a home is to carefully research the areas you are considering. Ride through the neighborhood at different times of the day and at night to get a feel for the area. Look around to watch for things that could affect the value of a newly built home. Certain areas will maintain their values better than others.

This article explains how a Property Search Agent works, what you can expect to pay, and how you’ll benefit. Whereas estate agents exist to protect the seller’s interests, Property Search Agents (aka Property Finders or Buying Agents) act to protect the home buyer’s interests. If you’re only moving a few miles from your current home, you probably don’t need any assistance. But when your relocation involves longer distances, professional help offers major practical advantages. Many people wrongly assume property finders charge huge fees, or cater exclusively for the super-rich.

How Property Search Agents Work

While estate agents typically market dozens of properties, buying agents rarely work with more than 1 or 2 clients at any time, because they offer a more dedicated and labour intensive service.

Firstly, property finders will spend time understanding exactly what you are after. Expect them to discuss what you really value in a home, and also why your own search has been unsuccessful to date.

As soon as they understand what you really want they’ll scrutinise the local market to identify all properties that match your requirements. They’ll also use their contacts to spot any suitable pre-market properties before these ever reach websites or the estate agent’s window.

Next they’ll inspect any promising properties and report back. Having shortlisted suitable candidates they’ll attend all viewings with you, get your feedback and offer their own observations. Should you wish to reconsider your brief, they’ll be happy to undertake this stage of the process as many times as necessary.

When you finally see somewhere you’re delighted with, they’ll seek to acquire you that property on the best possible terms. This doesn’t mean seeking unrealistic or unachievable discounts. It does mean using their knowledge of current local selling prices to agree terms as quickly as possible.

Finally they’ll aim to ensure nothing goes wrong between offer acceptance and a swift exchange of contracts. They can suggest reliable, professional help with surveys, conveyancing or building work. And when you don’t fancy a 200 mile round trip to measure up curtains, most will help with that too!

What Property Search Agents Charge

Fees usually involve a retainer to cover an agreed period with the balance as a success fee payable on exchange (usually 1-2% of the agreed sale price). Some agents won’t work below a price threshold of £500,000 – £750,000. Others will simply expect minimum fee guarantees below a certain market value. At the very least they aim to cover their fees by reductions in the asking price, though this cannot be guaranteed.

How Property Search Agents Benefit You

  1. Independent Impartial Advice
  2. Your interests always come first. However helpful and professional estate agents may be, you’re not their client. An independent, unbiased view of all available properties is invaluable. You’ll value dispassionate guidance should your emotions get the better of you at any stage.

  3. Dedicated Resource
  4. Whether you have a demanding lifestyle or whether you’re looking far from your current home, house-hunting is a full-time job. That’s fine as long as you haven’t got a full-time job (or a young family!). Someone who works all hours on your behalf can speed the process up considerably.

  5. Avoid Wasted Time, Stress, and Disappointment
  6. Too many properties that seem appealing have drawbacks when seen close up. Even the best websites don’t tell the whole story. Why waste your precious weekends on long trips to disappointing viewings? When someone else inspects properties first, you’ll only see places that are right for you.

  7. Enjoy Preferred Buyer Status
  8. Estate agents and vendors often favour buyers with professional representation because they appreciate that only serious buyers chose such help.

  9. Avoid Paying Too Much
  10. Working out the “going rate” in an unfamiliar area is not straightforward, especially for country properties. Employing someone who knows what local properties really sell for ensures you pay a fair price. Even if you’ve found the right place without help from a buying agent, you can use their services on a negotiation-only basis.

You won’t find Property Search Agents on the local High Street. But if you simply enter “property finder (or property search agent) + your chosen county/ region” into any search engine you’ll soon find someone who’ll find you the right place at a fair price faster than you could do alone.

Tips-for-Buying-Your-First-HomeIn the real estate world, home buyers are usually the ones who must be served rightfully in order for them to choose your house for sale for the seller to make an income. However, on the seller’s side; waiting for you (as a buyer) to select their property and complete the payment process is also an agonizing feeling. In order to have a smooth and successful transaction, keeping your home seller happy and updated ensures you of a total home ownership with added benefits on the side.

Making a sale is as important for the seller as it is for the buyer to purchase a house with the best deal possible. Normally, a fast and winning home buying process relies on the buyer and seller’s relationship. When the seller is happy, the buyer looks forward to buying the property and vice versa. According to real estate reports, 50% of how a deal goes is based on how the buyer takes on the responsibility of the home ownership process. In addition, most sellers agree to negotiate market value, interest rates, monthly down payment amount and payment deadlines when the seller they are dealing with is pleasant and easy to talk to.

As A Buyer You Must Be…

1.) Capable with your responsibilities.

· As a buyer, you should never leave your home seller in a confused disposition. Never leave sellers dangling in the wind. Getting them anxious and suspicious about your real estate transaction will definitely freak out the seller and in turn, furnishing the deal gets a lot more complicated or even worse, the deal will be put off for good. This is entirely important especially when you are on the verge of fully completing the deal and when you wish to own the seller’s home.

· Do keep in mind that trust is the basic foundation in every relationship whether it is for personal or business purposes. So letting your property seller know that you are serious about paying him and laying out your plan to him as well will soothe his nerves. He will be secured that you are 100% willing to push through with the transaction.

2.) Financially ready.

· The financial aspect of a deal is normally where a transaction goes into mayhem. This is the most crucial part since finances these days are not that well. Property sellers fear this part the most as well, not only the home buyers.

· Getting your cash, housing assistance back up and mortgage loans ready is the best way to make a quick home purchase. So, it is best to prepare things needed when buying a house. That is, having an excellent credit score, a stable income and at least a pre-qualified or an approved mortgage loan. As a buyer, know how much you can actually afford to spend for a house and if you can keep up with the monthly payments. Be realistic.

3.) Knowledgeable about the whole home buying process.

· You do not really have to know each and every detail about real estate. You just have to have at least ample information in order to make the steps a lot easier. Sellers do not have problems explaining the procedure, however; being familiar with how the deal works will minimize stress and will be less time-consuming.

· A seller also expects a home buyer to be prepared with the responsibilities that comes when owning a home. So be sure that you have consulted a real estate agent, have gone through some documents, know what type of house you wish for and your budget.

4.) Keen on making updates.

·See to it that you and your agent keep your home seller posted regarding about the phase of the home ownership stage you are in. Informing him from time to time about your progress will keep the seller calm and happy. A happy seller always equals to a smooth and speedy transaction. This also comes in handy when you make reports to the seller about certain damages in the house. He will most likely entertain you and your queries more due to the good transaction.

5.)Confident and trustful.

·Never bug a seller concerning about the house or make daily house visits. It is still his residence until you complete the deal.

Always bear in mind that as a buyer, you are tasked to maintain an upright relationship with the seller. In this way, your seller will not lose faith in you making home buying a breeze.

Real estate is not something that can be done on a part-time basis. Here are seven reasons not to use a part-time real estate agent.

A real estate agents main focus is to sell. Therefore it is important to find a real estate agent that will focus full time on your real estate needs. There is a fiduciary responsibility to the sellers in the instance of an agent for the seller, and a buyer’s agent for the buyer to get the best deal possible for them.

You have every right to ask the real estate agent if they are part-time or full time. If an agent says they can work part time and fulfill your needs for your real estate transactions, it is likely that they are working to make them money; they would not have the time to be fully loyal to you, when they are working at another job.

o If a real estate agent is working part time, he or she likely has another job and does not have the time to focus on quality, instead they are trying to get as much done in as little time as possible.

o Selling your home, you need someone who is going to be advertising and working to sale your home on a full time basis. The less time the agent is spending on selling your home, the longer it is on the market and you are losing money.

o A part time real estate agent likely has not taken the time to have additional training, and certifications to increase the quality of service you would receive. It is a good idea to ask what training the real estate agent has had.

o There are times that sellers or buyers can only be available for showings, signing and closings at specific days and times due to work. Therefore it is hard with a part time agent to set up important appointments because there is a limited amount of time.

For example: A part-time real estate agent can work Monday, Wednesday and Friday in the evenings from 6:00pm to 9:00pm. The homeowner is available during the day from 8:00am to 5:00pm. This can result in one of two things. First the agent will not try to work with the home at all. Second, the agent will set it up for you to go alone. What is the point of having the agent?

o If you sign an exclusivity clause with a part time real estate agent, you are limiting yourself to only being able to have part time help with selling your home, or finding your home.

o You pay the same commission for a full time real estate agent as a part-time real estate agent. Therefore you are getting half the work and effort and paying the full price. Who wants half a sandwich when they pay the full price?

o A dedicated real estate agent or broker works normally evenings, weekend, and are often times on call so that they can meet the needs of their clients. With this in mind, how is a part time agent going to be able to focus their time and skills on your deal if they are warn out, tired, and only able to focus at such small time frames.

With the purchase of a home or selling of a home, the most significant investments you will make in your lifetime, you deserve to have someone who will be by your side through all the steps. The commission is paid for the services rendered. Whenever something is done part-time, it is likely done part of the way. Who is filling in the work that needs to be done because the agent does not have time to be there?

One of the best cities that you can choose to call your home and where you can raise your young family is Green Acres.  The city is found in Palm Beach County in the State of Florida, and right now, it is enjoying a good number of awards, one of which is being included in the top 100 Best Communities for Young People, as given by The Alliance for Youth in the year 2008.  Aside from this prestigious award, Green Acres has also been designated as a Tree City USA, and it has been so for 18 straight years.

Green Acres really is a very lovely and safe community that attracts young families as well as young adults who are looking for jobs, what with more than 700 companies that made Green Acres its home.  Couples who want to retire from work are also looking at real estate options in the city because of the safe and secure atmosphere that the city provides.

For people who are searching for the perfect house for sale or home for sale in Green Acres, then they can definitely take advantage of the Internet.  Online, they will be given a good number of real estate companies as well as agencies that can help them search for the perfect house.  However, just because it is so easy to look for real estate buyer agent as well as avail of their services online, you should know that there are some things that you have to consider before signing the dotted line.

The most important thing that you have to ask your potential buyer agent is if he or she is licensed to do real estate negotiations as well as deals.  The license is given by the state, and it is a very important credential that you have to look for, especially since you are going to shell out a huge sum of money.

Another thing that you have to consider is the name of the buyer’s agent.  This includes his reputation, may he be working for a real estate agency or working for himself, as well as his professional background.  You can search for facts as well as additional information regarding the buyer agent in the Internet.  Chances are, satisfied and unsatisfied clients have made testimonials and comments relevant to the services rendered by the buyer agent.  If he is working for a real estate agency, it will not hurt your cause, too, to know more about the agency before hiring their services.

Looking for a Green Acres real estate buyer agent online is very easy, but it is just as easy to lose money and waste time if you do not make the right choice.

The nature of the Realtor’s profession is such that one can reasonably expect to be meeting clients at homes and hosting open houses where one is alone. There are enough news stories about robbed/raped/murdered Realtors that one should know to be extra careful when putting oneself in a situation where one is alone. Attacks happen on men and women alike, so it is important for everyone to follow safety guidelines.

Rule #1: Never be afraid of looking weird or losing a sale by being too safe.

Insist on meeting people at your office, preferably when someone else is there and it is clear that you have people who know where you’re going, with whom and for how long. Get the information of the person that you are showing a house to – driver’s license or other ID, name, address, etc. If you feel better knowing that your spouse or a friend is with you, take them along. This is one of the best ways to avoid problems, although it doesn’t mean that you can relax your guard. At Open Houses, when just about anybody can walk in and around, this can be a really important part of staying safe. Have pepper spray dangling from your key chain. If you have a concealed carry permit, by all means carry a firearm if you are well-trained and confident in its use.

Rule #2: Learn to defend yourself and others.

Carefully investigate self-defense courses and take some that have the best likelihood of giving you skills you can use as soon as possible. While karate, jiu-jitsu and other martial arts are very effective and valuable when one has been practicing them for a time, for people who are just starting out in self-defense, a quick-and-dirty course in basic holds, strikes, blocks and immobilizations is going to give more resources faster. If you are interested in self-defense as a long-term activity, see if your instructor also offers courses in quick self-defense techniques.

Rule# 3: Be aware of your surroundings.

You should always keep track of who is around you and what they are doing, and that goes double, triple, quadruple when you’re in a situation where you don’t know the people very well. Don’t let people get around you and trap you in rooms or in corners. You can do this without being too obvious. When hosting an Open House, be aware of how many people are going through the house. Thieves and worse have been known to target Open Houses, knowing that the owners are probably not around and the host is often alone.

Rule #4: Be assertive.

If someone is giving you trouble or a bad feeling, don’t be afraid of telling them, “No”. You don’t have to go down in the basement with them and you don’t need to accompany them into every room. Give yourself some breathing space and if someone violates it, tell them to back off. No sale is worth the risk of harm and any genuine buyer should respect your wishes in the matter. Don’t hesitate to call the police if someone is giving you trouble. The first tactic of many predators is intimidation, to see how much they can make you give.

Rule #5: Be ready and willing to fight back.

Many predators target people who look like they won’t give much trouble. Someone who fights back, screams and makes the predator’s life very uncomfortable has a better chance of avoiding injury and death. Even the knowledge and willingness to do so can make someone more confident and less of a target by predators. That being said, whether to fight back and how much to fight is a personal decision that the individual makes on their own and no one knows what they will do when in a life-threatening situation. Go with your instincts and most of all, try to get away rather than being a hero.

Accepting that there is danger in being a Realtor and that some people target Realtors is the most important part of staying safe. Many victims of crime never thought it could happen to them and didn’t take steps to minimize their risk. By accepting the danger, you will have taken the first step to defending yourself.
